Job Summary:

The Maintenance Technician is responsible for safely completing maintenance assignments to build, repair and/or maintain all equipment in good operating condition as quickly and accurately as possible, while keeping associated costs to a minimum to help meet Plant goals. The Maintenance Technician is expected to be multi-skilled and able to contribute to plant maintenance activities in a variety of craft disciplines.

Essential Duties & Responsibilities

+ Completes projects with minimal guidance showing a proactive attitude to minimizing equipment down time and lost production capability.

+ Troubleshoots mechanical devices in operation. Dismantles and examines devices to gain access to and remove defective parts. Adjusts, repairs or replaces defective parts.

+ Sets up and operates shop machinery such as drill press, grinders, band saws, cutting torch, welder. etc. Uses hand tools and pneumatic tools to modify or repair parts and equipment.

+ Installs new or repairs/modifies electronic, hydraulic and pneumatic equipment as needed.

+ Improves reliability and uptime of all equipment. Takes a proactive approach to equipment issues with a preventive maintenance mentality.

+ Operates forklift and aerial lift platform as needed.

+ Ability to understand and repair steam systems and monitor boiler operations.

+ Researches supplies, parts and tools needed to efficiently complete work orders.

+ Assists in identifying and maintaining an accurate inventory of parts by effective utilization of a CMMS.

+ Contributes to upkeep and updating of required paperwork such as records, maintenance logs, documents, manuals, drawings, PM logs, etc.

+ Supports the vision, mission and guiding principles of the company.

+ Follows applicable Safety, Health and Environmental rules and guidelines while performing job duties.

+ Maintains departmental housekeeping standards.

Requirements

Required Education and Skills

+ Must have a high school diploma or equivalent.

+ Must be willing to complete Maintenance Technician Apprenticeship

+ Must have basic skills on use of computers: MS Office, Windows.

+ Requires the ability to safely operate a wide variety of tools such as hand tools, power tools, drill press, band saw, welder, cutting torch, etc.

+ Must be able to navigate electrical, hydraulic, and pneumatic schematics and blueprints for planning and troubleshooting.

+ Must be able to read, communicate and comprehend written and oral instructions; read and comprehend safety rules, operating and maintenance instructions, procedure manuals, equipment files, etc.

+ Ability to effectively work at heights and in confined spaces.

+ Must have knowledge of mechanical systems including gear boxes, motors, air compressors, pumps, AC, DC, drive troubleshooting, etc.

+ Ability to handle multiple tasks in a fast-paced environment. Strong organization skills and self-starter motivation. Prioritization skills in alignment with production priorities. Continuous Improvement mindset and results oriented.

+ Must have math skills to add, subtract, multiply and divide and the ability to perform these operations to calculate equations for weight measurement, volume, and distance, etc.

+ Must have ability to reason and address problems safely and efficiently.

+ Must have manual dexterity sufficient to operate a wide variety of hand tools, hand trucks, forklift, mechanical platforms and lifts, bench tools, welders, saws, drills etc.

Years of Experience:

+ 5 years of prior experience in industrial maintenance, electrical, mechanical, or in a related field; or a combination of education and experience deemed equivalent

Required Certification, Licenses, Registration:

**Job Title:** Facilities Technician

**Job Summary:** We are seeking a skilled and experienced Facilities Technician to join our team. The primary responsibility of this role is to perform a wide range of maintenance tasks, including plumbing, electrical, masonry, drywall, carpentry, and painting. The Facilities Technician will be responsible for troubleshooting and repairing minor plumbing, electrical problems, performing preventative maintenance on various systems, assisting in masonry and roofing repairs, supporting carpentry and drywall work, and conducting painting tasks. **RESPONSIBILITIES:**

**What’s a typical day as a Manufacturing Tech like? You will:**

+ MT is process analysis based at a computer workstation, 9-10 hours per day.

+ You will **interact directly with tool owners and floor personnel** through telephone, email and Teams communications.

+ **Monitoring process/metrology** tool status, online, and offline measurement date trend chart (SPC), and handing abnormal lot by SOP.

**That’s Nice, But What’s the Job?**

The Facility Technician will be responsible for the day-to-day facility maintenance of our two (2) Mesa, AZ and Tempe offices containing approximately 190,000 square feet & housing roughly 1,500 employees. The Facility Technician will field and dispatch any facility related repairs/maintenance including electrical, plumbing, mechanical and desk/furniture items to outside vendors. Once the needed trades are assigned to 3rd party vendors, the Facility Technician would then oversee trades of appropriate vendors for those repairs while managing internal budgets and NTE’s. The Facility Technician would also be supported by and oversee the onsite Janitorial Staff. The Facility Technician would report directly to onsite management, while leveraging the Home Office Real Estate Department as needed.

**Job Responsibilities**

+ Manage 3rd party vendors towards timely resolutions while maintaining NTE limits.

+ Complete all reactive/proactive/preventative repairs and maintenance via 3rd party vendors.

+ Conduct routine detailed property inspections and identify issues for proactive work orders.

+ Monitor and maintain all building mechanical systems, HVAC, and building automation systems including EMS with the assistance of outside vendors.

+ Field and dispatch all applicable electrical repairs (interior/exterior lighting, light switches, outlets, loss of power, etc.).

+ Field and dispatch all applicable plumbing repairs (loss of water pressure, broken hot water heaters, clogged/blocked lines, etc.).

+ Field and dispatch repairs to call center equipment including desks, chairs, and fitness equipment.

+ Supervise the maintenance of critical infrastructure equipment including but not limited to: fire suppression, onsite generator, generator transfer switches and UPS cabinets.

+ React to emergency-situations/adverse working conditions while making concise & informed decisions (i.e. burst pipes during winter storms including remediation, loss of HVAC during peak summer months, etc.).

+ Endeavor to analyze trends, improve efficiencies, and find innovative solutions to existing processes in order to improve cost savings.

+ Ensure that the work is safely performed to an appropriate quality level and complies with applicable codes, company policies, government regulation standards (OSHA) and legal requirements.

**Job Requirements**
